The O2 Centre Masterplan

Together we have a simple mission to transform this space – trapped between the tracks – into an amazing place, for all. 

 

The O2 Centre Masterplan will transform 14 acres of unremarkable space in between West End Lane and Finchley Road. Taking a car park and underutilised land and filling it with nature, community and life. A truly public green place that connects Finchley Road and West Hampstead.

A place where community and opportunity work hand-in-hand. A place for living happy and healthy lives, gaining new experiences and making lasting memories. A place to reconnect this area to its community and that answers the needs of today.

Our Vision

The O2 Masterplan will deliver an amazing place for all – a truly public space full of culture, nature and life. We will…

1. Create a place people can call home for the very first time

For the very first time in its history, this will be a place that people call home. 1,800 high-quality homes for families to put down their own roots, to create their own history and stories.

 

With 35% of these homes being affordable, this represents around 10% of Camden’s affordable housing waiting list.

2. Grow the largest green public space in the area to give people access to nature

We are turning a car park, green – with a series of three linked new public parks for all. Creating 3.7 acres of much-needed green space with over 250 new trees planted.

 

Celebrating nature with an 165% increase in biodiversity, boosting the wellbeing and health of visitors and residents alike.

3. Stitch two communities together by reviving a connection between West Hampstead and Finchley Road

A beautiful new public space that creates a new physical connection between the communities of West Hampstead and Finchley Road, providing better access to local stations and transport, a place to walk or cycle, with a community hub at its heart for all to enjoy.

4. Inject life back into the O2 Centre to revitalise its connection with the community

The site of the O2 Centre has been through many iterations. From fields trapped between the railway tracks to the O2 Centre of today. But this is the next chapter, we’re ready for its next evolution, this place will be built around the needs of the local community, with revitalised new space for everyone to celebrate culture and common ground.

All the while celebrating the best of the O2 Centre and introducing new spaces for shopping, working, eating, living and wellness. A re-imagined new and thriving hub for our community.

5. Build a place around the needs of the community

A £1 billion investment into the local economy, delivering with a revived high-street, a new health centre and nursery, alongside investment in new local facilities and financial contributions to long-awaited improvements to Granny Dripping Steps and step-free access at West Hampstead underground station.

6. Create a place that could only happen here

Design inspired by its 200-year-old rich story to create an authentic sense of place that celebrates culture and common ground through a new community centre, independent shops and restaurants, alongside other well-known retailers.
